fa تحلیل عوامل موثر بر ماندگاری مسکن اقشار کم درآمد با مدل سازی معادلات ساختاری (مورد مطالعه: مسکن مهر سیرجان) Analysis of affecting factors on Durability of low-income housing by Structural Equation Modeling(Case study: Sirjan housing Mehr) جغرافیا و برنامه ریزی شهری Geography and Urban Planning كاربردي Applicable <div style="text-align: justify;">در دنیای امروز، مسکن و سرپناه بسیاری از جنبههای زندگی انسانی را تحتالشعاع خود قرار دادهاند. تامین مسکن مناسب به<span dir="LTR"></span>ویژه برای گروههای کمدرآمد شهری از مهمترین مسائل وچالشهای پیشروی همه کشورهاست. میزان مطلوبیت محیط مجموعههای مسکونی ساخته شده برای اقشارکمدرآمد، همواره از مسائل چالش برانگیز بوده است. در برنامه<span dir="LTR"></span>ها و طرحهای تهیه شده برای این اقشار، به دلیل سیل عظیم متقاضیان و نیز محدودیت منابع و اعتبارات، غالبا اهداف کمی دنبال شده و اهداف کیفی مهجور ماندهاند. بررسی الگوی مسکن این قشر درشهرها نشان میدهد که توجه و بکارگیری شاخصهای موثر برماندگاری مسکن ازجمله مقولاتی است که باید درفرآیند برنامهریزی مسکن آنها موردتوجه <span dir="LTR"></span>باشد. این مقاله، با هدف تحلیل عوامل موثر بر ماندگاری مسکن اقشار کم<span dir="LTR"></span>درآمد، به بررسی ادبیات نظری و آزمون فرضیههای تحقیق پرداخته <span dir="LTR"></span>است. جامعه<span dir="LTR"> </span>آماری تحقیق ساکنان مسکن مهر سیرجان میباشند. پس از توزیع پرسشنامه، تجزیه وتحلیل دادهها، در دو سطح آمار توصیفی و استنباطی بکار گرفته شد. روایی سازه از روش تحلیل عاملی مورد تایید قرارگرفت. پایایی ابزار نیز با استفاده از آزمون ضریب آلفای کرونباخ 7/0 محاسبه شد. تجزیه وتحلیل دادهها از مدلسازی معادلات ساختاری با استفاده از نرمافزار اسمارت پیالاس انجام شد. یافتههای بدست آمده حاکی از وجود رابطه بین شاخصهای کمی و کیفی مسکن بر ماندگاری میباشد. شاخص کیفی با معیارهای فرهنگی، اجتماعی و مولفههایی نظیر امنیت، حفظ حریم خصوصی، حس تعلق به مکان، مشارکت کاربر و ...بیشترین تاثیر بر ماندگاری مسکن مهر سیرجان را داراست.</div> <div style="text-align: justify;">In todaychr('39')s world, housing and shelter have overshadowed many aspects of human life. Providing adequate housing, especially for low-income urban groups, is one of the most important issues and challenges facing all countries. The desirability of the environment of residential complexes built for low-income groups has always been a challenging issue. In the programs and plans prepared for these groups, due to the huge flood of applicants and also the limited resources and credits, quantitative goals have often been pursued and qualitative goals have been abandoned. A study of the housing pattern of this group in cities shows that attention and application of effective indicators of housing sustainability is one of the categories that should be considered in the process of housing planning. This article, with the aim of analyzing the factors affecting the housing survival of low-income groups, has reviewed the theoretical literature and tested research hypotheses. The statistical population of the study is the residents of Mehr dwelling in Sirjan. After distributing the questionnaire, data analysis was used at two levels of descriptive and inferential statistics. The validity of the structure was confirmed by factor analysis. The reliability of the instrument was also calculated using Cronbachchr('39')s alpha coefficient test of o.7. Data analysis was performed from Sstructural Equation Modeling using Smart PLS software. Findings indicate the relationship between quantitative and qualitative indicators of housing on durability.
